Community Involvement
I am a past committee person for two Oakland County Lincoln Day Dinners and am a member of the Bloomfield Women's Club. I am a past Director for the Westchester Village Homeowner Association and am now an active volunteer in the subdivision. Westchester Village is one of the most popular subdivisions in Bloomfield Township, comprising 504 homes with an average lot size of 1/2 acre and located on the western border of Birmingham.
I am an expert in­ working with all­ buyers and sellers, whether it is their first purchase or many transactions later.­ My clients get accurate advice on preparing their home for sale in order to get the best price possible. Correct pricing is of utmost importance but you must also give your potential buyers a feast for their eyes! I show my clients how to achieve this with simple fixes and proper staging. ­My extensive experience also helps my clients in buying a new home. Market Conditions
The local market was very active in 2018, with a shortage of homes making it a seller's market for selling a home under $500,000. Buyer ­demand is expected to remain high in 2019, with employment soaring and consumer confidence at a high level. Prices are expected to continue to rise in in the under $500,000 market. However, some areas will see price stabilization which brings more buyers into the market. The abundance of inventory in homes over a million dollars is expected to continue, resulting in longer marketing time.
Mortgage Rates
Banks are still offering great mortgage rates, which is good news for ­both buyers ­and sellers. It is always easier for sellers to find a qualified buyer when rates are low. Down payment and credit requirements have been relaxed somewhat. However, we are seeing FHA loan requirements tightening this year with higher credit scores and better debt to loan ratios required.
