I contacted Silvia for viewing one of the condos in Bloomfield Hills area, and from that point onwards, Silvia along with Kathy and Mia took over my search for decent condo at a reasonable price. They are a great team to work with, totally professional and expert in managing the end to end process from showing the property to making an offer, helping through the mortgage process and expert guidance throughout. It has been a true pleasure to work with them and I highly recommend this team for any real estate needs.

It doesn't get much better than Kathy. Class, skill, and professional to the core.
Communication/Responsiveness- Kathy responded to all my phone calls and I don't remember a time she didn't pick up. All inquires via e-mail and text message were immediately responded to as well.
Local Knowledge - Kathy KNOWS her job. She knew all the dynamics of towns down to the streets the houses were located on. Coming from someone who grew up knowing enough to understand the town, there is no way an outsider would have known the intricacies of real estate like she did. Kathy went above and beyond even taught me about the differences in build quality so I could differentiate between cheaper builds that were paraded as high quality but actually were imposters.
What I liked the most about this is she taught me so well that when she would show me houses I understood exactly why she was showing me them. Kathy gets it!!
Negotiation skills - Kathy is connected and will know how far you can push the envelope before your offer looks like a joke. She also knows how to present offers that look strong and will make the seller know you mean business. I liked how she would just be honest with me and tell me when the price I was thinking was a good price, or if we had a lot of "wiggle" room and the reasons why. If a seller doesn't accept your offer after talking with Kathy, the house is overpriced and you should walk away anyway.
Process expertise - Kathy assisted me throughout the entire process and she knew exactly what needed to be done at each stage. She also reminded me when I needed to do things to make sure everything was smooth, even at the last minute.
All in all, an outstanding realtor and an enjoyable buying experience. Kathy was patient even going to multiple towns and spending months to work with me in order to get me in a house I could be happy with. I would recommend Kathy to any friends/family who were looking to buy or sell a house. I will be going to Kathy for any future real estate transactions I engage in.
UPDATE - I just sold ANOTHER house with Kathy. I have now worked with Kathy on four different real estate transactions, and as usual, she never steered me wrong. The amount of work she put in negotiating the sale of my house, along with showing it (plenty of open houses) resulted in it being sold in 2 weeks. She was constantly working to get me the best price on the house. I have been exceedingly happy with each real estate transaction I have worked with Kathy on. She is the best realtor and there is no question I will continue to buy (and sell) multiple homes with her in the future. The best part? I met Kathy randomly at a house showing, and I knew she was the realtor for me. Trust me - call Kathy and get her to get you the best deal on either purchasing your home, or selling it. Noone works hard, period.

I don't even know where to start, but Kathy is the ABSOLUTE BEST REALTOR I HAVE EVER DEALT WITH. We have sold 3 houses in the past and this was by far the best experience we have ever had. We were in the market to purchase a new waterfront home and sell a current waterfront home. After looking for about a year and meeting with many different agents who never followed up once they met us(assuming because we are young and didn't think we had the money or were serious buyers) we began to get frustrated. One night we saw a house online and called the listing agent who happened to be a blessing(Kathy). Unfortunately, the house we were calling about was just taken off the market that week. Kathy took our information, asked what we were looking for and said I'll call you back in a couple days. I never expected to hear back from her. That night she ended up sending us a couple of houses in an email. Nothing to our taste. Two days later Kathy called URGENTLY and said she thinks she had the opportunity of a lifetime. She found a beautiful lakefront home that wasn't on the market, but the current owners were thinking about selling the home. She scheduled us to see the house 2 days later. Within a week we were under contract on our new home. Now the only problem is we still had our current home to unload. Kathy obviously was going to sell it for us after her work on the buy side. We agreed on a price and listed. It went on the MLS on a Thursday and by Sunday that week the house was shown 10 times and received multiple offers. HOLY SMOKES!!!! She did it again and in less than a week we were under contract on our current home. I don't know how she does it because I didn't see the behind the scenes, but I can tell you EVERYTHING KATHY PROMISED SHE WAY WAY WAY OVER DELIVERED. Most of the time a realtor will tell you whatever you want to hear to get a listing and then just keep advising you to drop the price until it sells, however with Kathy the only calls we got were to get out of the house for showings and a very pleasant SOLD CALL. If you want to buy or ACTUALLY want your house sold then the only realtor to call is Kathy Manoogian. SHE IS ABSOLUTY THE BEST AND WILL WORK FOR YOU!
